Arizona sets no statutory dollar cap on residential late fees — Ariz. Rev. Stat. tit. 33, ch. 10 governs the landlord–tenant relationship, and courts still expect a late fee to be a reasonable estimate of actual damages rather than a penalty.

Arizona's statute doesn't impose a waiting period, so the lease controls when a late fee may be charged. Charging from day one is legal here only if the lease says so explicitly.

Standard rentals have no statutory cap, but the fee must be reasonable and stated in the lease. Mobile home park tenancies are different: Ariz. Rev. Stat. § 33-1414 caps them at $5 per day, chargeable only from the sixth day after the due date.
